Construction activity in Switzerland has witnessed a decline since 2016. Annual construction rates, which stood at 54,000 apartments from 2015 to 2018, saw a dip last year, with only 45,000 new apartments constructed. Projections for 2023 and 2024 indicate a further decrease, with housing production expected to reach just 42,000 units. Consequently, the vacancy rate is anticipated to drop below one percent by 2024.

Driven by heightened demand during the pandemic and surging immigration, the need for housing surged in 2022. The Federal Statistical Office (BFS) anticipates an annual increase of 45,000 households, leading to a projected shortfall of 15,000 apartments by 2024. However, considering recent household growth rates, this deficit is likely to be substantially higher, possibly doubling the estimated shortage.
